Savannah Areas and Neighborhoods Savannah real estate is at an all-time level of accessibility. People are taking advantage of the buyers market as they take notice of this quintescential southern town. Savannah whispers her sultry secrets with scented breezes that cause the Spanish moss to beckon curious visitors with her southern allure. Savannah is a lady with a history and those who are captivated by her charm will eventually fall under her spell and want to learn all there is to know about her past. That's why so many who come to visit Savannah, even just for a vacation or business trip, leave with something teasing at the back of their minds that will not be satisfied until they return, often times to look for a place to live. Welcomed by her soft breezes and steamy nights, her mysterious past, her southern charm and exotic island options, many are seduced and are mildly bewildered as they find themselves with a local real estate agent looking for their new home in Historic and chic downtown, or in one of the outlying neighborhood areas. With so much to offer, both new construction and historic homes one may also choose from one of the many water view homes by the marsh, river, beachfront, or one of the luxurious island dwellings. Give in to the temptation of warm weather, beach communities, urban chic or southern country style. Come see what Savannah has in store for your pleasure.

Historic District One of the best-known and most popular areas of Savannah is her Historic District. Encompassing commercial and residential properties, this area has benefited from over 50 years of preservation efforts. With the advantage of the garden squares, beautifully maintained by the city, the homes in the Historic District are set in a picture perfect plantings and southern breezes. This neighborhood has the advantage of both preserved historic homes and new construction with townhouses and condos discretely incorporated into period façade in keeping with the historic homes of the district. In addition to the new spaces, making the Historic District available to a wider set of potential residents, the city's revitalization is also creating loft type space above commercial and retail space injecting an energized, bohemian, and artsy feel to the area.

Victorian District Aptly named, this neighborhood is experiencing a renaissance of its own in that there are folks flocking to scoop up and restore the Victorian era two and three story homes. Prices are now more affordable than they have been in quite some time and the houses in this area become more popular as the number of the restorable homes in the adjacent Historic District become scarcer.

Ardsley Park One of Savannah's hottest mid-town neighborhoods, this area is considered to be the first "suburb" of the city. Although with the growth of Savannah, Ardsley Park can no longer be considered a suburb but rather, a popular neighborhood that makes up part of the mosaic of Savannah, old and new. Planned in 1911, it is a mix of modest four and five bedroom mansions together with craftsman style bungalows. The well-established neighborhood is shaded by mature trees and is sought-after by both young professionals for its prime location and by growing families for its homes with ample space. The homes in this neighborhood present a glimpse of old-time Savannah with well-preserved or renovated homes with manicured lawns and moss-draped trees.

Gordonston Similar to Ardsley Park in type of housing structure and neighborhood feel, Gordonston is a relatively well-kept secret. Smaller in size and located a bit to the north east of midtown, this area offers opportunities for living in a neighborhood that is named to the National Register of Historic Places. Formed in the early 20th century, this tree-lined neighborhood offers visual character with homes built in a variety of architectural styles from Neo-Classical to Colonial Revival with Craftsman Style bungalows as well. Named for the notable Gordon family Savannah whose most well known member is Juliet Gordon Low, founder of the Girl Scouts. Ideally located, Gordonston is just a short drive to downtown Savannah and the Islands.

Thunderbolt Originally incorporated as Warsaw in 1856, Thunderbolt earned its current name, it is said, when a bolt of lightening hit the earth and created a freshwater spring on a bluff alongside the Wilmington River. Once a bustling maritime docking area for local shrimpers and fishermen and a launching point for plantation goods, this area has lately been the recipient of attention for the local Bonaventure Cemetery's role in the movie production Midnight in the Garden of Good and Evil. Not all sultry mists and mysterious moniker, Thunderbolt is enjoying the expanse of its community with tony restaurants, community theatre and new luxury condominium developments presenting new home opportunity with riverside locations and lovely waterfront views.

Southside Savannah Offering a balance of commercial and residential areas, Southside is home to both Savannah's larger shopping malls and a variety of smaller shopping centers and plazas. Residents of the Southside are privy to the 500-acre Bacon Park, which affords inhabitants a choice of activities such as soccer, golf, swimming or weight training. Two significant neighborhoods that reflect the wide-ranging selections and price points in residential properties in Southside are Windsor Forest, an older and established area with a range of apartment complexes, condominiums and styles and single family homes for affordable prices. For a selection of newer, more upscale homes, Georgetown has been one of the fastest growing areas of the city beginning in the 1990s. Explore the Southside and find the neighborhood that is just right for you and your family.

The Islands The Islands - While the Savannah Historic District has its charm and enjoys status and popularity; one can find an alternative type of charm on one of Georgia's coastal islands, east and southeast of Savannah. Separated from the mainland by rivers and tidal creeks, these islands afford easy access to the city yet offer the quietude and exclusivity of island living.
